Villa project CCTV: a site-to-handover design worksheet
A camera count is not a design. A useful plan says what each view must prove, where its video and power travel, how it records, and what the facilities team will receive at handover.
Start with the question each view must answer
On a villa layout, mark the gates, visitor approach, vehicle lanes, pedestrian paths, boundary corners and shared facilities on the actual site drawing. For each position, write the intended task: see activity across an area, distinguish a person, verify a known visitor, or read a plate at a controlled point. One wide overview camera should not be assumed to deliver the same detail as a dedicated gate view.
Axis’s April 2026 explanation of the IEC 62676-4:2025 pixel-density model separates operational requirements such as overview, characterize, validate and scrutinize. It also cautions that light direction, lens quality and compression affect the real result. Use the model as a planning check, then validate the actual view at the farthest relevant point in daylight and darkness; a megapixel number alone cannot guarantee an identifiable image.
Make a camera schedule before the bill of quantities
Give every proposed camera a unique ID and record the following fields. This is an empty engineering worksheet, not a claim about any completed site:
One row per camera: ID and map location · owner of the viewing area · purpose of the view · target distance and lighting · mounting height and direction · proposed lens/field of view · recording requirement · maximum device power from the selected datasheet · cable route and cabinet/switch · test image and acceptance sign-off.
Walk the route with the builder and facilities representative. Check walls, trees, poles, future landscaping, vehicle headlights, backlighting, rain exposure and safe maintenance access. Confirm permissions and privacy boundaries before selecting permanent views. The schedule should reveal whether a proposed location needs a second, tighter view rather than a higher-resolution wide shot.
Design the network around the cameras, not after them
Group nearby cameras into practical field cabinets. For each cabinet, count occupied ports, spare ports, camera power draw, uplink capacity, power source, UPS provision and the physical route to the control room. On long campus-style routes, a fiber backbone between cabinets can avoid treating every camera as one long copper run; document fiber cores, terminations and the active equipment at each end. The choice of optics and topology still depends on measured distances and selected hardware.
Do not size a PoE switch by adding typical camera consumption only. Axis’s power-consumption guidance (December 2025) explains that maximum power can include IR illumination and heaters, and that cable loss must be considered. For each selected camera, compare its maximum specified requirement with the port capability and the switch’s total PoE budget; leave a documented allowance for the operating conditions and additions you have actually planned.
Prove recording and compatibility with the exact models
Recording retention cannot be promised from the number of cameras alone. Record the chosen resolution, frame rate, codec, quality settings, schedule, expected bitrate, required retention and usable storage after redundancy. Test with representative day and night scenes because movement and lighting change bitrate. Treat calculator outputs as estimates, then confirm recorder performance and disk capacity against the exact equipment.
If cameras, recorders or software come from different suppliers, check specific model compatibility before procurement. ONVIF Profile T defines advanced IP-video streaming features including H.264/H.265 and events, but a generic “ONVIF supported” label is not a substitute for checking the intended profile and functions. ONVIF says its conformant-products database is the authoritative place to verify official conformance. Test the actual camera-to-recorder pair for live view, recording, playback, time stamps and the events you plan to use.
Handover checklist for a builder or facility manager
- Coverage: final numbered camera map, purpose of each view, day/night sample stills and any blind spots explicitly accepted.
- Physical infrastructure: as-built routes, pole and cabinet IDs, cable and fiber terminations, power and UPS schedule, and access for maintenance.
- Network: IP plan, switch port map, uplink and PoE budget, with spare capacity recorded separately from installed load.
- Recording: configured schedule and retention target, observed recording/playback tests, time synchronization and authorized access roles.
- Operations: named administrators, credential-transfer procedure, warranty and support contacts, and a short operator demonstration.
For South Indian villa and apartment projects, this worksheet helps the builder, security team and installer agree on what “working CCTV” means before trenches close or handover begins. It is a planning method, not a substitute for a site survey, the selected manufacturers’ datasheets or any applicable local requirements.
